Many of us dream of owning our own home but buying a house is an expensive process because of which a home mortgage is required to make this a reality.

A mortgage may be seem very daunting, especially to those who know nothing about it. A mortgage is a loan that you borrow to fund your purchase of a home and any land it is built on. This house and the land are used as guarantee on the loan, which means that if you don’t repay your loan, the lender can take possession of them.

The principal is the amount that you borrow. Interest is the charge that you pay to the lender/bank for making its money available to you. Term is the time period you have to pay off your loan. Choosing the right term for your mortgage is crucial. The longer the term the lesser your installments are. But smaller installments are not on everybody’s mind. Some people prefer paying larger installments because that way they can pay off their loan faster which is better while investing in an appreciating asset.

Consult a good mortgage broker who can offer you at affordable rates. Your local bank may also be of help in this regard. You could later try out other mortgage websites which may offer even better options.

When you buy your first home and you see that 30 year term, it seems like you’ll be paying for your home forever. There are ways to shorten your mortgage term without refinancing.

1. Pay a little extra every month towards your principal. You can usually add a dollar amount that specifically goes towards that and even if you can only afford $20.00, send it in. That is an extra $240.00 towards your principal each year.
2. Make one extra full payment a year. By doing this simple thing, you reduce your loan term by YEARS.
3. Don’t spend money on frivolities. If you have extra cash on hand, invest it in your equity or in home improvements – especially the kitchen and bathrooms which will increase your home’s value.

No matter which mortgage you choose, make sure to ask about prepayment.

If you want to keep your payments low you could go for an interest only payment option. But make sure to buy only a house you can afford, otherwise this mode may backfire.

Most importantly select a good mortgage broker. Getting a mortgage broker these days is not too difficult. But they must make you feel comfortable and relaxed. If you’re able to place complete confidence in their decisions, then you’ve got the right person. Don’t just choose someone as your mortgage broker just whom you  like.

Getting a mortgage loan today is very easy. Get a good broker and let them check some popular websites. Make sure these websites have the Better Business Bureau seal and all of the information security precautions possible.

So the expected is unsurprising, and yet still newsworthy: Heidi and Spencer are calling off their divorce.

After filing for separation in June and divorce in July, amidst a mass outcry of dubious tabloid speculation, the divorce proceedings have officially been dismissed.

Maybe the reconciliation is a result of Spencer finally shaving that ridiculous looking beard, or they actually “realized we do want to spend the rest of our lives together,” as the suddenly blissful couple told People magazine on Thursday. But the reigning opinion is that the two were simply never broken up at all.

During their separation there was conveniently just enough time for Heidi to reportedly film a TV show about getting her life back together “post-Spencer,” and for Spencer to gallivant around making internet videos and doing his best attempts at looking like a crazy homeless person (which he succeeded in doing, if nothing else.)

The seeming falsity of the stunt is, however, inherently Speidi.  Following books on fame-mongering and more implants than any sane doctor would recommend, expect only the most outrageous from them. Twitter fights? Yep. A pregnancy scare? Sure. Or maybe even having an actual baby? If it will get them on every tabloid cover, of course! Anything is possible with these two, which is precisely why they are so hypnotic to watch.

If following the rise and fall of Speidi this summer now seems worthless, at least know there might be a reality show out of it – and let’s be honest, an all-Speidi all the time reality show is exactly what 90% of “The Hills” viewers wanted in the first place.

When it comes to extra-curricular activities for your kids, nothing can beat sports. Making your kids join a sports team has many benefits. It can help your kids to stay fit, improves sportsmanship and social skills and develop a hobby which the kids may even take up as a career. Now you do not want you kids to grow up and regret that they never played any sports as kids because their parents never encouraged them to play sports, do you? Of course not!

Encourage your kids to try their hand at all kinds of sports whether at school, at home or in the neighborhood community. Some kids can be quite reluctant to try sports as they may fear getting hurt or some might just be used to the couch potato routine that young kids have these days. whatever the reason, push your kids into sticking with sports. If they find baseball interesting, you can buy some equipment to keep at home and practice throwing as a family game. This will help you bond with them and give your kids confidence. If your kid is interested in basketball, install a hoop in your driveway, or you can take your kids over to the neighborhood playground for them to play with other kids of their age.

Sports are a good way to teach your kids about winning and losing and about life in general. They feel good about themselves and develop a healthy self-esteem when they know that they are good at something. If your kid is an only child, then enrolling them in sports will also make them friendlier towards other kids of  their age.

Kids always learn by example, so you ought to be active yourself. Read out to your kids, examples of great sportsmen and how they behaved on field. Try to steer them away from the controversial news that most sports persons are today. You don’t want  your kids to idolize and think that what they do is right.

Don’t discourage your kids at all when it comes to their enthusiasm for sports. Who know? They might be the next LeBron James, Rafael Nadal or Venus Williams! Be involved, supportive and quiet. Let the coaches be coaches. Don’t scream at your kid (or anybody else’s) while a game is going on. Stick around for the practices and help when asked, but mostly try to be low-key. Younger kids are especially impressionable and do not let them think that their parent’s will love them only if they do well in sports. Be an unconditional source of support.

While you are encouraging the sports yen in your kid,  also make sure to let them know that academics play a major role in life too. Encourage them to balance both and make sure that they are not neglecting either a commitment to school or sports. Your role as a parent also determines the successfulness of your kids.So get geared up to be the parent of a sporty kid!

·    Log in from a secure server and only then give your credit/debit card details because internet banking theft is on the rise.
